To ensure you have a safe and memorable stay, we have collated some helpful information that should provide an easy to use guide of the facilities both in your accommodation and across the Mornington Peninsula.

Air Conditioning/Heating

There is ducted heating and air conditioning throughout the house. The controller is located on the ground floor in the hallway, close to the lift. There is another controller near the butler’s pantry on level 2. To turn on or off, press the ON/OFF button. Heat or Cool can be selected, but we recommend that you leave it on auto.
To change the temperature, press the red up arrow or blue down arrow until the desired temperature is reached (all degrees are in Celsius). Labelled rooms can be selected or deselected by pressing the corresponding button.
Please turn heating or cooling off when you are departing.

There is a gas fireplace in the lounge on the second floor. This can be operated only via the remote control.

To turn on, press the red button twice. To turn off, press the red button twice. If you have trouble operating the fireplace, you can view instructions here.
Alarm System
There is an alarm at the property. However, this will be deactivated for you, just prior to your arrival. There is no need to arm the alarm when going out or on your final departure. Your keysafe code is NOT the same as the alarm code. Please do NOT touch any of the alarm buttons. Thank you.
Baby Equipment

Unfortunately, there is NO highchair or portacot at The Aston. If required, you will need to bring your own.
Bank/ATMs

There are a number of banks/ATMs in Dromana. NAB is located on the corner of Nepean Hwy and Pier St, CBA is located on Nepean Hwy and Beach Rd, Bendigo Bank is located on Nepean Hwy.
BBQ Facilities

Two gas BBQs are provided for your convenience. One on the level 3 balcony and one on the level 2 balcony. Both BBQs are plumbed into mains gas. To light, simply press and turn the burner control knobs. The relevant burner will light automatically. If the burner doesn’t light, wait a moment and try again. Cleaning equipment is located with the BBQ. The BBQ must be left clean upon departure if you do not want to incur an additional cleaning fee.

Bathroom Amenities

One bathroom is equipped with a hair dryer.
Soap, shampoo, conditioner and toilet paper have been supplied for your convenience. Please be aware that these items will not be replenished during your stay.
Please do not flush anything other than toilet paper down the toilet such as tampons, baby wipes etc.
Departure
Because we all like to arrive at a beautiful, clean and tidy property, please undertake the following prior to departing.
- When vacating the property please ensure no rubbish is left inside, take rubbish to the council bins and put out the council bins as instructed.
- Please remove all food from the fridge and pantry, excluding non-perishable condiments provided.
- Please switch off all interior and exterior lights and heating and cooling units.
- Please close and lock all doors and windows.
- Please leave the property interior as you found it with furniture moved back into position if necessary.
- Please return keys to the keysafe.
Electrical Disruption

If you experience any electrical disruption please check the meter box for the property which is located inside the house at the door into the garage.
Entertainment System – Living Areas

“The Aston” is equipped with a variety of entertainment options:
Smart TVs

There are two Samsung 55″ smart TVs in the house, in the level 1 lounge and level 2 lounge. The TV remote is a black SAMSUNG remote. To start TV press the big red button at the top of the remote. Then use the channel buttons to change channels and the volume buttons next to it to change the volume.
To use the SMART functions, press the “SMART HUB” button. From here you can access various APPS such as NETFLIX, catchup TV etc.
Please note: You will need your own NETFLIX account to access NETFLIX. Ensure that you log out before you depart.

Blu-Ray Player
***PLEASE NOTE: The Blu-ray player is currently not operational. We apologise for any inconvenience.

There is a Blu-ray Player in the level 2 lounge in the cupboard under the TV. You will need to bring your own DVDs/Blu-rays as there are currently none in the house.

Sound System

There are Pioneer amplifiers in the level 2 lounge and the level 3 powder room. These can be used to play music over the speakers in the house. Connect your device into the headphone jack of the level 3 powder room amplifier to play music through the outdoor speakers. But please be considerate of the neighbours and play music only through the daylight hours. Connect your device into the level 2 lounge amplifier for speakers in the lounge. Fire Safety Procedure

If a fire starts in the property, follow these procedures:
- Stop, drop, cover and roll – if your clothes catch on fire – stop, drop, cover your face with your hands and roll to smother the flames.
- Get down low and go, go, go – the safest place for breathing is near the floor
- Check doors for heat before opening – use the back of your hand to check for heat
- Do NOT use the lift in the event of a fire.
- Get everyone out of the house as soon as possible
- Call the fire brigade as soon as possible – 000
- Never go back inside for any reason
Housekeeping

As ‘The Aston’ is self-contained, there is no daily servicing or cleaning as part of your nightly booking fee.
Cleaning equipment and products can be found in the kitchen provisions basket under the kitchen sink.
The owner, for your convenience has provided a start up pack of tea, instant coffee and sugar along with dishwashing detergent and laundry powder. Please remember – this is not a serviced apartment and these supplies will not be replaced or replenished during your stay.
Intercom

There is an intercom system at the property with video. Should you have a visitor at the front gate, they can activate it and you can speak with them from the controller located in the kitchen. For further instructions, you can view a user manual here.
Internet

There is free Wi-Fi internet available at the ‘The Aston’.

The modem is located in the master bedroom between the bedside table and the wardrobe. Please do not unplug. If you cannot find the WIFI network, use a pen to hold the small reset button in for 10 seconds. The modem may take a few minutes to reboot, so please be patient.
Kitchen Facilities
There is a full kitchen in the Aston as well as a butler’s pantry. Here are some details of all appliances you will find in both the kitchen and the butler’s pantry for your convenience. As well as appliances, there is plenty of crockery, cutlery, glasses and cooking utensils. You will also find some essentials such as salt, pepper, oil, paper towel and rubbish bags.
Coffee Machine

The coffee machine is a Breville machine and takes pods, which you will need to bring with you if you wish to use the coffee machine. There is also a milk frother which is located in the cupboard above. Please do not immerse the base in water or put in the dishwasher. For more information on the operation of the coffee machine or milk frother, refer to the user manual.
Cooktop

There is an induction cooktop at the Aston. For instructions, please consult this manual.
Dishwasher

There are two dishwashers in The Aston, one in the kitchen and one in the butler’s pantry.
The dishwasher in the kitchen is a Fisher & Paykel Dish drawer model and the instruction manual can be accessed here. The two drawers can be operated independently for small loads.
The dishwasher in the butler’s pantry is a standard dishwasher and the manual can be viewed here.
Fridge
There are 4 fridges at the Aston! One in the kitchen, one in the butler’s pantry and 1 drinks fridge with each of the two BBQs outside.
The fridge in the kitchen is a french door Fisher & Paykel 614L and has an ice & water dispenser.
The fridge in the butler’s pantry is a Panasonic 421L fridge.
The outdoor drinks fridges are both Skope fridges. They have been turned down to a warmer temperature to conserve power while the property is vacant. If you would like to use the fridges, feel free to turn the dial to a cooler temperature (higher number) during your stay. Please return the temperature to setting 2 on departure.
Microwave – Convection

The microwave is located in the butler’s pantry and is a Panasonic convection microwave. If you are looking for ideas to cook, you could try this cookbook designed specifically for this appliance.
Oven

The oven is a large Fisher & Paykel electric oven. For further information, the manual can be found here.
Toaster & Kettle

There is a 4 slice Morphy Richards toaster located in the butler’s pantry along with a matching electric kettle.

Laundry Facilities

The Aston has laundry facilities located at the back of the garage. There is a washing machine, dryer and iron. For washing machine instructions, you can view the manual here and for the dryer, view the manual here.
Lift

There is a 4 person lift at the Aston. To operate the lift, press the call button outside the lift and wait until lift has arrived and stopped moving. Open the door manually. Once the door is shut, press the button of the floor you need. Ensure you are standing within the yellow lines on the floor, as lift will stop suddenly if anything crosses the yellow line (for safety reasons). Should this happen, you will need to press the button of the desired floor to start moving again.
There is an emergency stop button and a phone to call in an emergency (instructions on the lift control panel).

The lift also contains instructions for emergency self rescue. If you need to use any of these, please also let Ocean Blue Coastal Retreats know what has occurred.

- Electricity meter – inside the house at the door out to the garage
- Hot water – side of the house close to the laundry door.
- Phone connection – side of the house, close to the front corner
- Pool/spa equipment – side of the house toward the pool end.
Maintenance

Please report general maintenance issues by email to [email protected]. If the matter is URGENT, please contact our maintenance department on 0498 027 827.
Urgent maintenance is considered something that affects the quality of your stay or those guests who arrive after you. Examples – lack of heating/cooling, appliance not working.
However, please note if you make a call regarding maintenance we will send out a contractor to attend to the problem. Please therefore ensure that the issue is genuine as the owner will be charged for the call out. Please ensure you have referred to the house notes and appliance manual before lodging a call out.
We will do our very best to attend to issues but during public holidays and weekends it may take time to rectify.
Smoking

Smoking is strictly prohibited in this property and on the level 3 balcony (with artificial grass) at all times. It is kindly requested that when smoking in the lower courtyard or on the level 2 balcony, you ensure the doors remain closed. If the property and its furnishing and fittings are affected by cigarette smoke, you the tenant will be responsible for steam cleaning or cost of the replacement of the furniture/fittings.
Pool & Spa

‘The Aston’ has a swimming pool and spa which is gas heated. These should be at a comfortable temperature on your arrival.
There is a remote control (battery A27) which operates the spa, pool waterfall and pool decorative water spouts. You will find the remote on the kitchen bench. Please ensure you return it to the kitchen bench on departure.
To turn on the water spouts, press button A. For the waterfall, press button B and for the spa, button C.
PLEASE NOTE: the remote is not waterproof so please do not bring it close to the pool or operate with wet fingers.

The pool heater is located to the side of the house. However, please do not alter the set temperature. If you believe that it is set on an uncomfortable temperature, you can contact us via email on [email protected] to let us know.

Pool Maintenance: Pools are maintained on a weekly basis by a pool contractor. We are unable to let you know when the contractor will visit the property as they have their own schedule but procedure is for them to knock to let you know they have arrived.
Never allow the water level to drop below the filter box.
Never put any bubble bath, detergent, oils or dyes in the pool or spa. Food or drink is NOT permitted in the pool. Glass is strictly prohibited. Never allow pets into the pool and keep pets away from the pool area. CHILDREN MUST BE SUPERVISED AT ALL TIMES WHEN IN THE SPA AND POOL. DO NOT PROP OPEN THE POOL GATE.
Rubbish Bins

PLEASE NOTE: It is your responsibility to put the bins out if you are staying (or departing) on a bin collection day.
Rubbish bins are located outside along the side of the house, to the right of the laundry. Please put both general waste and recycling bins out on Tuesday night (excluding the “Express Bin” with the yellow lid) for collection on Wednesday morning. Please place bins at roadside on Williams St (the road by the garage).
Please note: In Summer, people going to and from the beach have a tendency to fill up your bin if it is left out on the street. If you could bring it back in after it has been emptied, that would be terrific.
The Express Bin (with yellow lid) is for rubbish overflow only. Please only put rubbish into that bin if you can’t fit anymore in the main green rubbish bin.
Recycling is important for generations to come, so please ensure you put recyclables in the recycling bin and not into landfill. Thanks!
Wildlife

Dromana is a rural area with sandy soil. The area is prone to spiders and ants, especially in the summer months. Every attempt is made to minimize intrusions by these insects with regular pest control strategies. Do not leave any food out or surfaces unwiped. This will assist with any infestation.
With a large amount of indigenous trees around there will be possums on the roof at night and you may see the occasional blue tongue lizard around.
